Townsend House

Townsend House is a 6 story tenanted, mixed use block in Soho, London.  cfes are providing the client with a turn key solution to reconfigure  the existing 6th floor and linked 5th floor apartment. cfes are providing the client with a turnkey package with a mixture of traditional and modern methods of construction (MMC).

The turnkey package includes full survey and design (structural, architectural, M&E, steel work etc), planning application, management of legal, party wall, right of light issues plus building control, H&S, and tenant liaison. cfes are Main Contractor and Project Managers for the scheme.

First stage on-site works are broken down into demolition & enabling works of 5th and 6th floors which include strip out of existing building services and (internal) construction, installation of enabling works steel work,   relocation of communal water tank (which supplies all floors of Townsend House), demolition of two thirds of the existing 6th floor structure and installation of steel spreader beams in 6th floor concrete slab above structural load points (to support the new units).

Once the demolition and enabling works have been carried out the internal fit-out of the 5th and remaining 6th floor structure begins. This includes the construction of new internal walls, ceilings, door openings and floor levels whilst working along side the M&E team who install  the first and second fix M&E services.

Off-site works are carried out in parallel with the on-site works where 2 number 12m x 3m structural hot rolled steel units are manufactured in our in-house factory in South East London.  These units will have their external walls, window & sliding door frames and roof in place before being transported to Soho and lifted onto the roof by a 100 tonne crane.  Upon instillation of the 2 units the building will be made water tight quickly by installing the glazing into the pre-installed frames and roof sealing the single ply membrane roof joints.

The new units have large 2.5m high glass sliding doors to each side and fixed glazing to one end providing the client with wonderful views of Central London. This space will become and open plan kitchen, dinning and living space whilst the reconfigured existing 6th floor will be home to a master suite including a bedroom, walk thru wardrobe, en-suite bathroom. The 5th floor will provide a guest bedroom with bathroom.

2nd fix M&E and finishes will then follow on from the instillation of the two units. cfes are working closely with the clients interior designer to select the right finishes for this up-market penthouse apartment.
