cfes Ltd provided their client with a turnkey package to develop an existing roof top into a 130²m luxury penthouse apartment. The (turnkey) package offered gave the client a single point of contact for the project and cfes managed all aspects of the scheme. cfes utilised modern methods of construction (MMC) to deliver this scheme provide a wide range of benefits to all parties (client, tenants and cfes)
Cardinal House is situated on Albemarle Street, Mayfair on a prestigious corner location. Cardinal House is made up of a ground floor retail unit with a further 4 floors of commercial offices. The roof top at Cardinal House contained the lift motor room, 17 air conditioning condensing units, a water tank, chimney stack and a reciprocal means of escape for both Cardinal House and their neighbouring property.
The cfes team managed all elements of the project including a feasibility study, initial surveys (structural, building services), planning preparation and application, architectural design (through one of our partnered architect’s practices) and steel work design among others. cfes also coordinated legal issues, party wall agreements, access to neighbouring property, means of escape, H&S, road closure (for crane lift) and building control. cfes broke the delivery of the project down into 3 key areas - on-site enabling works, off-site construction (of the penthouse) and on-site finishes.
The on-site enabling works package involved removing the existing plant on the roof top including a water tank, 16 R22 condensing units (and replacing all 4 tenanted floors with the 410A inverter systems) , 1 No VRF condensing unit and a chimney stack. The decking and fencing were removed and an existing services riser was capped off. Once the roof top was cleared pockets were cut into the existing parapet wall above the structural load transfer points identified by the structural engineers and reinforced pad stones were cast. cfes did not have a scaffold erected to the front of the building at any time during the project due to the MMC approach to the works implemented.
Off-site works were carried out in parallel with the on-site enabling works reducing the overall project programme. The penthouse was built from hot rolled steel designed (to form 8 individual units) by cfes and erected in our in house factory in South East London. cfes construction team then fitted the apartment out including all external walls, internal walls, door sliders, window frames, roof, man safe system on roof, ceilings, guttering and external zinc cladding. Working along side the construction team the first fix mechanical & electrical and sanitary ware installed by the M&E team.
The Penthouse was then broken down into 8 units and transported to Central London where a 100 tonne crane lifted the 8 units onto the roof top over a weekend. Once in position the building was made weather tight within hours by sealing the single ply roofing and installing the glazing into the window frames.
Over the coming weeks the cfes team then carried out on-site fit out works and 2nd fix M&E elements. Finishes were key and cfes worked with the client selected interior designer to get the high level of finish required for a penthouse apartment in Mayfair.
Our client benefited from not having any capital outlay on the development site as it was already within his portfolio; capital value was added to the building (in excess of the build cost) plus an additional revenue stream was generated through the rental of the apartment.
